The Challenges
The project consisted of the construction of a new middle school, constructed in a very dense residential neighborhood, and phased such that the school could be continuously occupied. The Chelsea School District identified a goal with the MSBA High Efficiency Green School Program. The project was targeted to attain LEED Certifiable Certification (LEED for Schools 2009) throughout design and construction. The project was performed under the Construction Manager at Risk (CMaR; Chap. 149a) delivery method.
We devised a highly complex phasing for the project. The first half of the Existing Building (not occupied) was demolished while the other half was fully occupied. Phase 1 of the New Construction was built adjacent to the other half of the Existing Building, while the existing school was fully occupied.
